2023 has been a busy year for Jubilee Home Builders so far!
We started 2023 on a positive note with plenty of new and exciting changes and projects coming on board. To start the year off we decided to relocate to our own office space in Wangara. It was a big move to a great area with more parking opportunities for clients, contractors and space for our growing team. After a small fit-out, we are very happy with our new office which now includes a sitting and boardroom to host meetings.
As well as a new office, we have welcomed a new team member Ashley. Ashley has stepped into the role of Estimator/Scheduler. He is a fantastic addition with 15 years of experience in the building industry and a history of working for some of Perth’s largest building companies.
Jubilee is keeping busy with a steady amount of projects underway and more on the horizon. We have recently completed a brand new triplex in Woodvale (view the photos here) and have a few other projects such as a brand new home build coming to an end. Our draftsman has been working on a few custom home designs and renovations this year and has sent off many development projects for approval.
Our Como Quadplex Development began construction in 2022 and is due for completion towards the end of 2023. We are currently waiting on the ground floor windows and render to be complete. These townhouses have generated numerous enquiries and we are very excited to see them complete.
We have also recently begun a retain and build project in Melville. Our team has been working hard the past few weeks prepping the block for two new units at the back with a few works to be done to the current front home to ensure we meet council requirements.
Unfortunately, it’s been a tough few years for builders with trade shortages and supply issues. In the past 6 months we have seen a few companies go into administration however, we are fortunate to be going steady with our Home Indemnity Insurance increasing serveral times in the past few months.
Looking at the housing market as a whole, permit numbers are remaining low and contributing to the housing shortage in WA. The number of dwellings approved in January were as low as they were since records started in 1982 (ABS – Building Approvals, Australia). At this rate residential builds will fail to keep up with the current demand and growing population. If things continue the way they are the future only holds more issues for both those looking to rent and buy.
We have already seen a decrease in Inflation and are hoping interest rates will begin to level out towards the end of 2023 giving property owners some confidence to start investing in new projects or home builds which will in turn increase building approvals and help close this gap.
